We are commissioned in Florida, and we verify identity on our end. For signers with a U.S. Social Security number, we use knowledge-based authentication: a short set of questions drawn from public records. For signers without one, Florida lets us use biometric face-match verification.

So whether you're across town in Fort Lauderdale or across the world, all you need is a valid photo ID and a device with a camera. We handle the rest.

Signing from outside the U.S.? We work with clients abroad often. When a document also needs to be recognized in another country, we coordinate the apostille for you.

A notarized document is not always enough for another country to accept it. Many countries require an apostille, an official certification that authenticates the document for international use. Most large notary platforms will not take this step on.

We verify your identity live during the session. Signers with a U.S. Social Security number answer a short set of knowledge-based questions drawn from public records. If you don't have one, including many of our international clients, you verify through biometric face-match instead. Either way, the step takes only a few minutes.

When the notarization is done, you receive a digitally notarized PDF, ready to download and share. Remote online notarization is electronic, so there is no wet-ink paper original to mail or pick up. Every session runs on a state-approved platform and is recorded in line with Florida Statute §117.245, and most sessions finish in under 15 minutes.

Before notary work, I spent more than 15 years in payroll and compliance, where precise paperwork and hard deadlines were the whole job. That background is why I review every document before we begin and stay on the line until your signing is done right.

Online notarization: $55. This covers platform access, identity verification by knowledge-based questions, one notarial act, and one digital seal, for a single signer and one document. We itemize it as a $25 notarial act fee (the Florida §117.275 cap) plus a $30 platform and administrative fee.

Add-ons, $25 each:

  • Each additional notarization in the same session.

  • Biometric identity verification, per signer. This is the verification path for signers without a U.S. Social Security number, including many of our international clients, and it is added to any session or package. For a financed real estate signing, the lender may need to approve biometric verification ahead of time.

  • Remote witness, provided by us, per witness.

  • Last-minute booking, when your appointment is set for under 2 hours away. We ask for at least 4 hours of notice whenever you can give it.

Real Estate Signing Packages:

  • Sellers: $150

  • Buyers: $200

  • Refinance: $200

  • Cash buyers: $150

  • HELOC: $125

These packages include the platform and witness fees required for a deed. Where a signer needs biometric verification, that $25 is added on top.

Estate Planning & Legal Document Signings: starting at $150. This covers wills, trusts, powers of attorney, and advance directives, with any required platform and witness fees included. The starting price reflects a standard set, and we confirm your total once we see how many documents need notarizing.

Apostille Coordination: Quoted per Document. Government fees are separate: $10 for a Florida document, $20 if certified by a Clerk of the Court, and $20 for a federal document.

FAQ

Can I use this if I'm outside the U.S.?

Yes, you can. A Florida remote online notarization legally takes place in Florida, where your notary sits, so your own location does not limit you. You need a valid government photo ID and a device with a camera. If your document also has to be recognized by another country, we can coordinate the apostille.

What if I'm not a U.S. citizen?

You can still notarize with us. You will need a valid, unexpired government-issued photo ID and a device with a camera. We work with international signers regularly.

What will I receive?

A digitally notarized document, delivered as a PDF you can download and share right after the session. Remote online notarization is electronic, so there is no wet-ink paper original.

How is online notarization different from meeting a notary in person?

It is the same legal act, now completed over secure video. You verify your identity and sign while your Florida-commissioned notary watches live, then receive a digital document with an electronic seal. If you would rather meet face to face in our area, we also offer in-person mobile notary service in Fort Lauderdale.

Do you handle apostilles?
